PERSONAL PROPERTY MANAGER - Scope of Work
PERSONAL PROPERTY MANAGER, since 1980,
for these properties:
1833 Van Hise Ave.
Madison, WI 53726
and
N-9075 York Center Rd.
Blanchardville, WI 53516
Our long-term fully trusted property manager.
He has keys, security system codes, and responsibility for both properties and moves unscheduled between them, spending at least some time in each place every few days or once a week. He has been responsible for the smooth operation of both properties during many long term owners' vacations overseas.
He has the use of a vehicle for which I hold title and for which I cover expenses including gasoline, repairs, insurance, licensing, maintenance, etc.
Scope of work at both properties, with back-up by others as necessary, includes, but is not limited to:
lawn, landscape, refuse disposal, and water garden / live fish care and maintenance
associated machinery maintenance
snow removal, including roof deck in Madison
associated machinery maintenance
computer maintenance and security
electrical and phone systems
annual plumbing winterization
water softener maintenance
household refuse and recycling coordination
donation assist
light repairs, painting, handyman services
light cleaning and house-keeping, light laundry
mail and newspaper collection
"keeping an eye on things generally"
Frank has pre-approved use of a credit card for expenses, including online purchase.
Wage is $50 an hour, including all travel times, for which he keeps his own records. He periodically receives a cash retainer in advance which supports his work and which is refreshed as needed. Over the past five years, for example, the retainer required has been roughly 20,000 annually.
Our arrangement is long term, handshake, informal, without a written contract.
